A proposal to demolish 11 apartment buildings on a total of six acres is expected to move forward this month.

The planned redevelopment of the Miami Village Apartments will go before city council for second reading and a vote Feb. 21.

The complex is located on both sides of Arrowhead Drive, at East Chestnut Street.

All of the demolition work is planned to be done in one phase, Jung-Han Chen, the city’s planning director, told city council. The current layout has seven driveways and parking scattered throughout. The new layout will have one driveway on each side of the street with parking behind

Etta Reed, of Bayer Becker, a design consulting firm with a local office in Oxford, spoke to council about the design and said they had issues with the proximity of the railroad tracks to the west of the complex as well as placement of trees required by planning. She said they decided to place trees along the street where they could be enjoyed by everyone and a six-foot high fence is planned along the railroad tracks.

The new development, to be named The Verge, will have 61 fewer units overall but with 149 more bedrooms, which the development company said is more in line with what college students want.

He said his firm also developed the adjacent Chestnut Place and presented slides showing before-and-after photos of that project, saying they are proud of the improvement there.

“This will have a boulevard effect with buildings up to the street and parking behind,” he said.

The existing sites have 11 buildings and 189 units, while the planned Verge will have three buildings and 128 units on the two lots. Total occupancy will drop from 460 people to 404.

There will be an amenities space on the east side of the street.

Demolition is scheduled to begin June 1, and the current owner is not renting for next year.
