Home builder to launch 3 southeast Butler County projects

One of the nation’s leading home builders is set to launch three southeast Butler County projects this year.

M/I Homes’ trio of developments — two in West Chester Twp. and one in Liberty Twp. — represent 183 homes and a $76 million investment. The company is taking on all three projects at once because they represent “terrific markets and great places to do business in,” according to Brad Austing, director of land acquisition and development for M/I Homes.

“It’s a large investment level for us, but we really believe and have confidence in those markets, and it supports our growth strategy in the Greater Cincinnati market,” he said.

Site work should be in full swing in all communities by this fall with streets delivered by the end of the year and homebuilding and sales starting in January 2019.

Here’s a look at all three communities:

Westview

M/I Homes’ Westview community will be a 106-home subdivision constructed on 51 acres of the 180-acre Honerlaw property on West Chester Road, west of Butler-Warren Road.

The ranch and two-story homes will range from 2,000 to 2,800 square feet of space and cost an average of $430,000, Austing said.

Trustees voted Tuesday evening to rezone the site, which represents a $45 million investment by M/I Homes.

The project, which will have its main entrance off of West Chester Road, will be built in four phases and should be finished by 2022.

Arbor Park

Located in Liberty Twp., Arbor Park will be a subdivision of 44 single-family ranch and two-story homes on 17.8 acres just east of Yankee Road north of Millikin Road.

Originally named Lytton Park, the project is adjacent to Dudley Memorial Park. It will be built in two phases over the next two years.

Homes there will range from 1,800 to 2,600 square feet and cost an average of $340,000, Austing said.

Earlier this month, Liberty Twp. trustees approved rezoning for the project, which represents a $15 million investment by M/I Homes.

Tylers Vista

Tylers Vista, a 33-home subdivision on a 20-acre site on Tylersville Road, east of Smith Road in West Chester Twp.

Homes would include three- to four-bedrooms, range from 2,000 to 3,800 square feet of space and cost an average of $485,000.

M/I will start marketing the homes in July, finish site work by October and complete the first homes during the first quarter of 2019.

West Chester Twp. trustees in April approved zoning for the site, which broke ground earlier this week. It represents a $16 million investment for M/I Homes and should be completed by 2020.

Although the three communities are near to one another, they are unique in their own way, Austing said, Westview for its rich local history and “dynamite” location, Arbor Park for its convenient access to Dudley Park and Tylers Vista for its “commanding” views of West Chester’s valley and its proximity to a new Kroger Marketplace set to open in 2019.

Each community also offers different home styles and M/I Homes offers “countless” ways for home buyers to customize their homes, Austing said.
