Liberty Center developer making moves on large project next door: 6 things to know

Steiner + Associates, the developer behind the $350 million, 1.3 million-square-foot Liberty Center, is at it again in Butler County, this time with a new 18-acre mixed-use community just across the street in West Chester Twp.

Here’s what we know about the new project, which is known as The Oaks at Liberty Way:

1. It’s a multifaceted mixed-use project

The Oaks at Liberty Way will include about 100,000 square feet of retail space, about 10,000 square feet of restaurant space, 100 residential units and nearly 30,000 square feet of of class-A office space, according to Steiner + Associates' website.

2. It will welcome a nationally known fitness chain by next spring

Planet Fitness Midwest, a franchisee that owns 33 locations, will build a 30,560-square-foot fitness center on approximately 3 acres of land toward the southernmost portion of the property. The building will be the fitness company’s two-story prototype, one that’s already been constructed and opened in Oakley and Fairfield.

It will use a windows-and-glass design to allow for plenty of natural light and the ability for members to work out facing toward the north and the east.

3. It will get a new-to-market car wash, too

The Oaks will get a new 4,800-square-foot Flying Pig Car Wash on approximately an acre of land bordering Liberty Way. Flying Pig Car Wash will feature a translucent roof and side wall for a more open feel.

The car wash will be six feet wider than a standard car wash and offer friction and touchless options, plus free use of the shop’s vacuums. It also will offer a pet wash that will cost $10 to $12 and offer all the water and soap necessary, as well as dryers.

4. Its first two projects will create as many as 45 new jobs

The new location of Planet Fitness is expected to create as many as 30 new jobs for the area and Flying Pig Car Wash plans to hire as many as 15 employees.

5. It’s not only brick and mortar

Businesses and residential units won’t be the only features on display at The Oaks. According to Steiner + Associates’ website, the project also will feature abundant green spaces, tree-lined streets, wide walkways and “innovative environmental solutions.”

6. The township’s zoning commission is holding a public hearing

Both projects are scheduled to go before West Chester Township Zoning Commission during its regularly scheduled July 15 meeting. The commission is set to place 12 conditions of the Planet Fitness project and 11 conditions on Flying Pig Cat Wash, including signage, road access and landscaping.
