Warren County plans for 1,300 new homes to be reviewed Thursday

Regional Plannning Commission teleconference part of COVID-19 response

The Warren County Regional Planning Commission is meeting by teleconference Thursday to move forward with home-building projects that could eventually result in construction of 1,300 new homes outside Lebanon.

The public is able to listen and comment.

The teleconference was scheduled in response to state health orders curtailing business and government operations issued in hopes of blunting the local impact from the COVID-19 pandemic.

“We’re blessed to be an essential business,” said Mike Williams, developer of the Creek Song planned subdivision, just north of Lebanon.”We are really not taking the brunt of it.”

The planning commission also will review modifications to Grand Communities plans for more than 1,200 homes west of Lebanon on Ohio 741. That’s near the Otterbein SeniorLife campus and proposed 4,500-home Union Village planned community.

The Grand Communities development, part of the Shaker Run planned community located off Ohio 741 and Greentree Road in Turtlecreek Twp., is proposed on land next to to Armco Park and fronting on Greentree.

The changes would slightly reduce the number of lots from 1,271 to 1,255 and changed how three areas are laid out in the 762-acre development.

Williams’ Creek Song housing development on Ohio 48 would replace the Meadow Lane Farm with 62 to 80 homes.

Williams is already approved for 62 homes on 70 acres. A lawsuit filed by the neighbors is pending in the 12th District Court of Appeals.

The plan still calls for no homes up along Ohio 48, with the development on the back part of the parcel. The changes would enable an 80-home development to be served by Lebanon sewers or an on-site system, Williams said Wednesday.

“Lebanon in particular is poised to be the next area of growth in Warren County,” Williams said. “The future is bright for Lebanon.”

Planning staff has recommended conditional approval of both projects.

The meeting begins at 1 p.m. by teleconference.
