New ‘next generation’ donut chain design coming to former Middletown pizza shop

The former Marco’s Pizza store at 1300 S. Breiel Blvd. in Middletown is being renovated as a “next generation design” Dunkin’ store that will operate 24 hours per day.

Although renovations have not been completed, the new Dunkin’ store is already listed on the website for the company based in Canton, Mass.

Jennifer Ekey, city economic development director, said work is underway to remodel the inside and outside of the building.

According to city building permit application, the renovation project was estimated at $250,000 to convert the one-story, 1,915-square-foot building.

Don Auer, Dunkin’ operations manager, said the new Middletown location is targeting a mid-October opening.

Auer said the “next generation design” will feature new digital technology, a digital menu board, mobile ordering drive-through. It will also feature a new tap system that will be able to dispense several types of coffee, such as Nitro Coffee, Cold Brew, Iced Coffee and Iced Tea as well as limited time flavors.

“It will have a brighter, more contemporary interior for our guests who are on the go,” he said. “The doughnut cases will be up front for customers to see like a jewelry counter.”

Auer said as of July 22, there are 294 “next generation design” stores of the 9,000 Dunkin’s operating in the U.S.

He said the owner of the Middletown store, Gilligan Oil Company, operates 33 Dunkin’ locations in the Cincinnati/Dayton market.

The parcel was purchased May 22 by Gilligan Oil Company’s real estate group in Cincinnati for $700,000, according to the Butler County Auditor’s Office website.

Gilligan Oil Company was founded in 1993 in Columbus and now employs more than over 900 people in Ohio, operating more than 75 convenience stores and quick-service restaurants as well as transporting more than 200 million gallons of fuel annually to its customers, according to its website.

The company supplies 50 independent fuel dealers with Shell, Exxon and Sunoco fuel products. It also operates 50 quick service restaurants including Subway, Dunkin’ and Popeye’s Chicken and Biscuits in the Cincinnati, Dayton and Columbus markets, according to its website.

Marco’s Pizza had previously operated at the 1300 S. Breiel Blvd. location since September 2012 that replaced a Pizza Hut. It closed its Middletown location in November when its lease ended. A sign posted on the door to the restaurant said it was looking to relocate, but “until then, please visit one of our other 40 Cincinnati and Dayton area locations.”

The pizza shop was previously located at a storefront at 523 S. Breiel Blvd.
