Despite worker and space challenges, home construction still rising in Butler County

New home construction was up 6.2 percent last year in southwest Ohio, according to the Home Builders Association of Greater Cincinnati.

All segments of the market, including single-family, condominiums and apartments, experienced increases.

Overall, single-family construction increased 1.8 percent , up from 2,840 units in 2018 to 2,891 units the past year. A total of 332 condominiums were produced last year, compared to 223 in 2018, a 48.9 percent increase. Apartment unit production jumped from 1,371 units in 2018 to 1,674 units last year, a 22.1 percent increase.

Construction permits were tracked from Butler, Clermont, Hamilton, and Warren counties.

“Last year was a solid year for new home construction, despite the continuing workforce challenges, decreased lot availability, and increased regulations,” said HBA Executive Director Dan Dressman. “Overall, new home prices have increased as a result of these factors, which has had a direct impact on consumer affordability. However, homes in our region are still much more affordable than in many other parts of the country.”

Three of the four counties tracked by the HBA showed improvement in 2019 for single-family home construction. Butler County was up 1.4 percent, while Clermont and Warren counties increased 5.8 percent and 3.8 percent, respectively.

“We anticipated a larger bump in single-family production (for Butler County), but were challenged by rainy weather in late spring and early summer, which literally put a damper on starts,” Dressman said.

Increases in Butler and Warren counties, including the top 3 jurisdictions — Liberty, Deerfield and Hamilton townships — are due to activity from largest builders in the market: NVR (Ryan Homes), M/I Homes and Fisher Homes, he said.

Permits dropped 4.7 percent in Hamilton County.

“Some of the reason for the drop in permits is due to the fact that both Springdale and Harrison did not report number for the entire year,” Dressman said. “We speculate that Harrison had about 60 unreported in the last 7 months of the year, and another 30 permits in Springdale, primarily at Springrose, site of the 2019 CiTiRAMA.”

“Apartment and condo growth was spread pretty evenly throughout the region,” Dressman said. “A lot of the activity occurred in Deerfied and Liberty townships.”

Liberty Twp. continued to lead all local jurisdictions with 276 single-family permits through December. The remainder of the Top 10 markets in the four-county Southwest Ohio region in 2019 included: Deerfield Twp. (Warren County), 177; Hamilton Twp. (Warren), 162; Clearcreek Twp. (Warren), 144; Batavia Twp. (Clermont County), 138; Mason (Warren), 121; Cincinnati (Hamilton County), 112; South Lebanon (Warren), 107; Miami Twp. (Clermont), 105; Franklin Twp. (Warren), 92.
