Downtown Dayton development to add second office building

The developers of downtown Dayton’s new Water Street development plan a second office building at the $45 million complex on the banks of the Great Miami River.

Woodard Real Estate Resources and Columbus-based partner Crawford Hoying plan to build a three-story, 60,000-square-foot office building at the northwest intersection of Webster and Monument streets in downtown, developer Jason Woodard said.

“We see a lot of people expressing interest in new office space downtown,” Woodard said.

Just this week, PNC Bank moved its Dayton headquarters into the first part of the development, a 50,000-square-foot commercial building fronting Patterson Boulevard. PNC will occupy 25,000 square feet of office space on two floors, plus a new 3,000-square-foot, full-service retail bank branch in the building’s first-floor lobby.

Woodard said he expects the mixed-use development to have four additional commercial tenants, including retailers on the first floor.

Last week, law firm Bricker & Eckler LLP announced it signed a lease for a 6,500-square-foot office at Water Street. A Snap Fitness location previously was announced for the first floor.

Plans for the development also include 215 luxury rental apartments and a parking garage.

The apartment community will feature river views, a swimming pool, outdoor gathering areas, a business center and fitness center membership. It is the first new large-scale rental housing development constructed in downtown Dayton since the early 2000s, city officials said.

Plans for the new building have not been submitted.

“We don’t have a schedule at this point for construction as we will seek commercial leases before we begin work,” Woodard said.
