A developer’s plans to break ground on a 272-unit luxury apartment community in 2013 are on track.

With a 3-1 vote Monday, The West Chester Twp. Zoning Commission approved plans for The Lofts at The Streets of West Chester.

The Lofts at The Streets of West Chester is being developed by Hills Properties of Blue Ash.

“We’re excited to kick off The Lofts community here,” said Michael Copfer, land acquisition and development manager.

The Lofts will be joining the adjacent residential community The Village at the Streets of West Chester, according to township officials.

“I think this is a fantastic project,” said Jim Williams, vice chairman of the zoning commission. “I like the quality of the materials and the design is second to none in the southwest region.”

The Lofts — consisting of eight buildings — will be modeled after Hills Properties’ recent Palmera Apartments built in 2011 along Butler-Warren Road in Mason. Copfer said community amenities will include a “state-of-the-art clubhouse,” resort-style pool, fitness center, tennis court, playground and deck area with fire pit and grill.

The Lofts development will have a mixture of about 50 percent one-bedroom (about 830 square feet) and 50 percent two-bedroom units (1,100 square feet). As part of the final development plan, Hills Properties does have some flexibility with the mixture of one- and two-bedroom units depending on market demand.

“One of the unique things that this community is going to have, unlike any one close around it, is the parking garages under the buildings,” Copfer said. “This is going to allow us to attract the renters-by-choice demographics … the young professionals as well as empty-nesters.”

Inside the units, Copfer said upscale interiors will include all granite countertops, nine-foot ceilings with crown molding, ceramic bathroom tiles, high quality vinyl flooring and washer/dryer connections.

The Lofts development has an anticipated groundbreaking of spring or summer 2013, according to developers.
